Best Roof Leak Sealer
After years of researching roof sealants, interviewing roofing experts, and applying dozens of different products to roofs at our test site, we think these roof leak sealers are the best choice for most homeowners. They’ll fix most roof leaks, are easy to apply, and are less expensive than most competitors.
Testing Method
We collected dozens of roof sealant products and divided them into four categories based on their intended use: best for sealing flat roofs, steep roofs, and chimney flashing.
We applied the sealants in the lab, using a hand roller and a standard caulking gun. We also applied some products to the roof of a two-story house (although we didn’t photograph that part of the process for this guide).
We checked the sealants for clarity (did they coat the material evenly?) and color (did they blend in with the roof?). We checked the consistency of each sealant by running it between our fingers, testing how easily it flowed out of a caulking gun, and determining how long it took to set up.
For flat roofs and chimney flashings, we used the products from each category in multiple locations, to see how well they adhered to different types of materials. And we checked how easy they were to remove.
We also looked at each sealant’s performance over time: Did it protect the wood or metal during rainstorms? Did it stay clear? Did it yellow? Did it get brittle? Did it offer any UV protection?
After exposing the test materials to rain and sun for a few weeks, we peeled the leftovers off the wood, metal, and flat-roof materials, taking note of any residual stickiness or damage to the materials.
All flat-roof products were applied over a layer of clear plastic sheeting, to protect the roof membrane from getting punctured or abraded. To protect our test subjects from getting punctured as well, we used cardboard as a barrier between the sealants and humans.
